Three Eagles Lending started with a spreadsheet—and someone else’s lending business. A few years ago, our founder, Ed Williford was a passive investor working with another lender.
He was watching from the sidelines as he noticed some inefficiencies.
With over twenty years in business consulting, Ed couldn’t just sit on his hands. He stepped in to help clean up the numbers, building worksheets and systems to bullet-proof that business.
That experience lit a fire and he built his own, well-oiled machine for lending.
In 2022, Ed launched Three Eagles Lending to bring a smarter, more ethical approach to real estate financing.

Today, Three Eagles is a family-run business with Ed at the helm and his son, Jamie, recently joining the team after graduating from college.

Three Eagles Lending was built to raise the bar. We know borrowers are often left in the dark—waiting on draws, buried in red tape, or stuck with lenders who didn’t care if the numbers worked for them. That wasn’t good enough.
We treat lending as a true partnership. Our borrowers get fast communication, clear expectations, and draws delivered within 48 hours—every time. We fund deals other lenders won’t touch, including loans under $100K. And we don’t rely on credit scores to make our decisions. We look at the deal, the plan, and the people behind it.
If you're newer to real estate investing, we also offer coaching to help you run house flips properly and avoid costly mistakes. In fact, we require new investors to have a paid mentor or verified joint venture partner—we want you to succeed long term, not just get through your first deal.

We don’t pull credit. We look at the deal, your plan, and the people behind it. Our loans go up to 70% ARV, with rates starting at 12% and 2 points, and we’ll finance the origination. Loan durations typically run 6–12 months, and draws are often issued within 48 hours.
We’re one of the few private lenders willing to fund deals under $100K, and we’ll work with newer investors as long as you have the right support system in place. If you’re just getting started, we’ll make sure you’re backed by a mentor or JV partner who’s qualified to guide the deal. If you’re more experienced, we’ll respect your time and your expertise.
